It looks OK, but a 1.5 million loan is huge, wouldn't you be better off buying an unused property? Land is very expensive as well, and if you plan to be build in a busy area, then the prices would be more, as you would suspectt.

Also, 60 staff is a huge number for a starting business, imagine you are making no money and you are in the red, but of course you,still have to pay their wages.
